New Build
This project consists of 78 exclusive apartments designed to blend luxury with convenience. The project presented several challenges related to site restraints, cashflow, consultant coordination and market fit. By carefully interrogating each element of our design and building an accurate bill step by step, we were able to value engineer a project that maximises profitability while maintaining market competitivity and design integrity.

Design
Three main goals
The design was driven to ensure three key things. First, ample daylight, natural ventilation, and openness to each apartment. Second, to ensure the building’s aesthetic feels modern but situated in George. And finally, to provide a product vastly differentiated from the current offering in the local market.
Sunsoaked open courtyard
The building takes a courtyard typology with covered parking on ground and a common, gardened courtyard for residents on first. Three floors of apartments, whose facades are distinguished by the strong horizontal bands, and juxtaposed by punctures, openings, and frames between to create visual rhythm and interest across the building’s faces. A distinct wedge, where the courtyard opens on the northern edge allows us to maximise sunlight to the interior units, and open views toward the Outeniqua Mountains to the North for units.

Onset Planning
Our initial step involved a deep dive into the unique constraints of the location, including stringent regulations set by local authorities in a rapidly growing area on the Garden Route. Our strategic approach aligned with the city’s developmental goals, focusing on rejuvenating the urban core while catering to the housing needs of young homeowners.
In administering the project, we assembled a cross-disciplinary professional team focused on innovation and experience to secure both the financial sustainability and aesthetic appeal of the end product. Through effective programming and project management, we balanced design goals with practical needs.
Oversight
Our financial oversight and active review ensures the project remains transparent and on budget, while our management approach has improved consultant coordination. This strategy has maintained design integrity and market relevance, while we look forward to delivering a practical, attractive urban housing.
Quant
RE+P Model
The Meade presented an opportunity to further develop and refine our model for rapid evaluation and planning. We meticulously assessed project requirements and refined our methodologies, leading to the successful implementation of a system for real-time assessment of preliminary costs, budget forecasts, and continuous financial analysis.
This advancement enabled us to preserve essential and unique design elements of the project, while conducting thorough value engineering. As a result, the project maintains significant financial viability without significant compromises to the final product.
Ideas
Market research
For the Meade we provided market research as well as preparations of financial funding applications in full. Interrogation of the context and competitive landscape pointed toward strong growth and increasing demand in George. The primary attraction of George is its scenic beauty, with the town surrounded by lush forests, pristine beaches, and breath-taking mountain landscapes and its convenient location.
This, coupled with a concerted push by local government for development and an increasing influx of semigrants makes George an ideal mid-long term growth opportunity.
Environmental Analysis
Special attention was paid to optimising building mass for orientation and ventilation. With the Meade, daylighting, views, and wind analyses were done on the building mass and facades to ensure optimal solar orientation to maximal units – while capitalising on the beautiful views to the Outeniqua mountain range.

Brand Identity
From designing the brand identity to managing the digital presence, we’ve created and curated a collection of presentation and marketing collateral for the Meade. This included creation of a full website, instagram and facebook setup, along with other sales brochures and presentations. Aesthetically the brand was designed to contrast typical high end developments and offer something fresh, approachable but refined.
Brand Elements
The colour palette features warm orange/amber hues
and earthy greens, evoking feelings of energy, vibrancy,
growth, and renewal. Combined with raw textural elements and patterns, together they create a sense of naturalism, raw elegance, and comfort.
Campaigns
For the Meade we setup emailing, sms, and social media campaigns including paid and organic. We’re now working closely with realtors to ensure the quality and consistency of marketing and promotion.

Adaptive Re-use
This project repurposed a previously neglected beachfront property into a distinctive 7-bedroom boutique hotel, marking an adaptive reuse success on South Africa’s east coast.
Faced with structural constraints and budget considerations, our approach focused on transforming existing limitations into unique features. By carefully balancing the original building’s potential with innovative design solutions, we achieved a cost-effective yet market-aligned transformation.

Design
Sea View and Beachfront Access
The design is tailored to maximize eastern glazing, enhancing the sea’s view. Proximity to the beach ensures guests enjoy uninterrupted ocean views, just steps away from the sand.
Each room features an ocean view and private balcony. The design, inspired by modern Scandinavian residential architecture, incorporates industrial cladding and warm timber, creating a standout project in the area.
Modern, Elegant Beachfront Boutique
Combining contemporary style with beach-inspired browns, the hotel uses textural elements to enliven both communal and private spaces, setting warm wooden furnishings against neutral palettes. Splashes of colour add vibrancy without disrupting tranquility.
Communal spaces have been designed for flexibility, with cooler oceanic and sky tones enhancing calm and serenity. The contrast of textures, from smooth polished concrete floors to a variety of wallpapers, wood, and fabric, makes North Star’s spaces welcoming and enjoyable.

Project Collaboration and Structural Enhancement
Close collaboration between NEXT and engineering teams was crucial for this project’s success. Faced with limitations due to the existing structure’s small floor area, feasibility of the project was compromised by the limited floor area. We strategically expanded the space by adding a third floor. This addition not only provided three extra rooms but also optimised the site’s capacity, enhancing the project’s overall viability.
Weather Resilience and Material Innovation
The project encountered unexpected weather delays, presenting significant challenges. However, through careful planning and proactive management, we ensured minimal impact on the project timeline. Our meticulous selection of materials and finishes allowed us to create a distinctive façade that differentiates the project from its surroundings, all while staying within budget and schedule constraints despite the adverse weather conditions.

Adaptive Re-use
This project involved the transformation of an old house with expansive gardens in Bryanston, Johannesburg, into a cutting-edge space for a consulting and incubation firm in the Tech Industry. Tasked with creating an optimal business environment, our design combines dark aluminium cladding, architectural mesh, and raw concrete to reflect the client’s strong business approach. The redesigned façade maximises daylight while mitigating harsh light, promoting energy and rhythm suited to our client’s vibrant company dynamic.

Design
Attitude in Aesthetic
Dark aluminium cladding and a steel structure, set with architectural mesh and raw concrete aim to exude the attitude our client does business with. The building facade’s composition and function were designed to maximise daylight quality, mitigate harsh western light, and imbue a rhythm and energy – a nod to the hustle and bustle of this part of Bryanston.
The flared façade panels offer western shading and allow for diffused sun to penetrate deep into the working areas.
Adapt, Extend, and Expand
To accommodate this agile consulting the existing structure is leveraged as a base, with the new steel structural elements grow upwards, extending the building area. The added floors introduce informal consultation rooms, board rooms, open co-working space, and private offices; all housed within a modern and aesthetically sleek construction.

A Unique Approach
Existing structures, challenging site infrastructure, and financial targets laid the foundation for this project. Through collaboration and management between professionals and disciplines, a unique project programme and procurement approach was adopted to produce a product that would spark discussion, intrigue, and the ambition to create a destination in an already commercially vibrant area.
Project coordination, reviews, and development monitoring facilitated the successful integration of existing and new structures at the onset. We are monitoring construction to ensure compliance with planning and design, aiming for a high-quality and cost-effective result.
Ideas
Daylight Analysis
We emphasized creating a transparent and collaborative work environment, reflecting the client’s identity as a forward-thinking tech consultancy. A significant part of this was conducting a comprehensive daylighting analysis to ensure that every workspace benefited from maximum natural light and visual access, enhancing openness and communication.
Structural Analysis
Additionally, we undertook a meticulous structural analysis together with engineers to incorporate new steel frameworks effectively. This not only preserved the integrity of the existing building but also optimized the efficiency and sustainability of the expansion. The careful coordination of these new structural elements was crucial, allowing us to support an innovative yet practical enhancement of the workspace.

Renovation and Interior
Cost and space sensitive, this newly renovated one bedroom apartment was designed to meet the clients brief for a contemporary and clean, but cosy, ‘boho’ home.
With budget consciousness in mind – furnishings were selected to ensure they get the most out of the space, functionally, and aesthetically without breaking the bank. Some unique pieces such as the Mirror Wall and Handmade dining table add a personal and pleasant touch to the space.

Design
Boho-chic one bedroom
Together with the client we mapped and planned out each piece of furniture and revised layouts to ensure cohesion across their unit. To achieve a cozy feel, while ensuring an overall clean and simple aesthetic we made use of mainly earthy and warm tones. Touches of colour through greens brought in by vegetation, together with unique pieces contrast the mostly white space.
Compact, Considered
Together with the client we mapped and planned out each piece of furniture and revised layouts to ensure cohesion across their unit. To achieve a cozy feel, while ensuring an overall clean and simple aesthetic we made use of mainly earthy and warm tones. Touches of colour through greens brought in by vegetation, together with unique pieces contrast the mostly white space.
The furnished space includes a comfortable three-seater sofa bed and a stylish round coffee table. It features a central bar and open pantry for storage and drink preparation, alongside a fully-equipped kitchen with an ‘L’ shaped island. The dining area, enhanced by a mirrored wall and a woven lamp, includes two benches for efficient space use and extra seating. Despite its size, the bedroom offers ample storage with a full ottoman bed, accented by pastel walls and plants for a serene atmosphere.
